State agency lists 3 Wrangell Island parcels in fall land sale

The Alaska Mental Health Trust Land Office, which sells and leases its land holdings to raise money for mental health services statewide, has listed three Wrangell Island parcels in its fall land sale.

Two of the lots are on the Back Channel and one is at Thoms Place.

Interested bidders can see more information on the lots, and the other 41 parcels around the state listed in the sale, at the agency’s website alaskamentalhealthtrust.org/falllandsale.

Bidding closes Nov. 3.

The 2025 statewide sale includes parcels on and off Alaska’s road system, as well as waterfront parcels.

“Whether you’re looking for a recreational retreat or a place to build a cabin, home or business, this year’s fall land sale offers a diverse selection of properties across Alaska,” said Jusdi Warner, executive director of the Trust Land Office, in a prepared statement announcing the sale.

The trust’s revenues go toward programs to help Alaskans experiencing mental illness, developmental disabilities, addiction, Alzheimer’s disease and dementia, and traumatic brain injuries.

In addition to the three Wrangell parcels, the sale includes several other Southeast properties at Meyers Chuck, Petersburg, Sitka and Ketchikan.

The three Wrangell parcels in the sale are a 4.377-acre waterfront lot at Thoms Place, toward the southern end of the island ($18,750 minimum bid); a 1.979-acre lot at the Wrangell East Subdivision ($27,500 minimum), a few miles south of the end of the airport; and a 4.154-acre waterfront parcel also at the Wrangell East Subdivision on the Back Channel ($46,250 minimum), a few miles farther south from the other parcel.

There is no road access or utilities service to any of the lots.

Winning bidders can make a lump-sum payment for their property, or the Trust Land Office offers financing, currently at 10.5%.

In addition to the parcels on the fall sale list, the trust has several dozen lots that did not sell in prior auctions and now are available over the counter at the listed price. The over-the-counter land includes nine parcels on Wrangell Island.

Of those, eight are in the Wrangell East Subdivision, ranging in cost from $20,500 to $79,000, from 1.496 acres to 4.979 acres.

The Trust Land Office also has 8.24 acres for sale at Shoemaker Bay, with an asking price of $260,000 for the five lots total. The land is on the upland side of Zimovia Highway, about a mile past the former 6-Mile mill site.
