Wrangell’s Planning and Zoning Commission held a brief meeting midday May 20 after establishing a quorum, taking on monthly business rescheduled from May 14.
Commissioners approved preliminary plat review for vacation of the remaining 15 feet of Cedar Street between Lot 4, Block 25, and Lot 2A, Block 31. The request was filed by Tony and Sue Guggenbickler and addresses an encroachment issue with a neighboring property held by Alaska Housing Finance Corporation (AHFC).
“The vacation was approved a couple of years ago,” explained Carol Rushmore, Wrangell’s director for economic development. The other half of the Cedar Street right-of-way had already been vacated to AHFC. Commissioners approved a first reading of the request, which will return for final reading at their next meeting.
Planning and Zoning also approved preliminary plat review for subdivision of the remainder of Lot A-2 of the Torgramsen-Prunella Subdiv-ision, creating Lot B and Remainder Lot A-2. Requested by Bruce Smith Jr., the subdivision would allow him to purchase a strip of land from Lisa Torgramsen providing access to the back portion of his lot.
The commission approved final plat for the Edgley-Massin Subdivision, a replat of Lot 7-I, 7-J and 7-S, Block 67, Mt. Dewey Farm Resubdivision and Lot 1-C of the Roberts and Massin Subdivision. It will head from there to the Wrangell City and Borough Assembly for consideration at its next meeting on June 9.
Brought before commissioners last year, the stated purpose of the replat is to relocate property lines so that the existing building currently encroaching from 1-C onto 7-I are within the building owner’s property, and would create a new utility easement encompassing actual power lines installed by the city. Two new lots would be created by the subdivision, eliminating previous property lines subject to lots 7-I, -J and -S.
