Alder Top subdivision groundwork out for bid

After a multiyear effort to develop the site of the former Wrangell Institute for residential lots, work is slated to start later this summer. Bids are due to the borough by June 27 for an estimated $700,000 to $750,000 in groundwork at the future Alder Top Village (Keishangita.’aan) subdivision.

Once parcels are ready for purchase, the 134-acre property will constitute the borough’s largest land sale in decades. In its first phase of development, the site will make 20 new lots available about five miles from town, complete with utilities and preliminary road work.

The borough plans this summer to prepare the land for construction, explained Capital Facilities Director Amber Al-Haddad. The project will involve removing trees and unsuitable soils, building a rock embankment and clearing and grubbing about 3,000 feet of right of way for future roads.

The final design for roads and utilities at Alder Top is underway and will likely be completed and approved by the end of summer. Since it will be too late in the year at that point to start road and utility construction in 2023, that work is scheduled for spring and summer of 2024.

The borough will work with an appraiser to establish prices for the parcels, said Borough Manager Jeff Good. After the assembly approves these prices, land should go on sale in the summer of 2024.
